Adjustable Rate Mortgages [ARMs] One of the biggest benefits of purchasing a home in America is the 30-year fixed mortgage. It's been a cornerstone of the American Dream by providing stability to help Americans build generational wealth. With high home prices and higher mortgage rates in today's market it's becoming more compelling to do an ARM. Because of the housing crash in 2008 adjustable rate mortgages received a bad name due to subprime loans being ARMs. This is not exactly the case with today's rates. Currently I'm working with buyers that are seeing ARMs with rates in the 5%-6% range. This rate remains fixed for 5 years, effectively lowering their rate around 1%. At the moment, I have a buyer saving 1.25% with an ARM. Here is a real life example on an $750,000 purchase with 20% down payment: Purchase Price: $750,000 Down Payment: $150,000 Loan Amount: $600,000 Property Taxes: $4,000 (annual) Insurance: $2,200 (annual)

Should you use an Adjustable Rate Mortgage? I feel that many can benefit from doing an adjustable rate mortgage since it's a tangible & guaranteed savings over 5 years. If rates go down the odds are you'll likely refinance down the road, especially if you plan on staying in that home for a while. Selecting an ARM will depend on your risk tolerance and how often you move. With the risk involved I always recommend saving and investing the difference between what your mortgage payment would be for a fixed 30 year Conventional vs a 5 year ARM - since you would be paying that amount each month anyway. This way you are prepared if rates happen to go up after the 5 years, but will also act as a cushion for and emergencies or repairs needed for your home. If you're waiting for rates to be in the 5%s to purchase a home, you can make it happen today with an adjustable rate mortgage.

Whether you are buying or selling, it's important that you start the conversation with an agent early in your move. This way you and your agent can work out a plan well in advance in order to get you the best results. While I know things come up, and sometimes my clients need to move out of necessity, I recommend starting a plan with an agent up to a year out.

Dang Soft Serve is pretty hard to miss, it's turquoise, royal purple, and hot pink walls look like it's been open since the 1980's - in fact, if you catch it on a good night, you might even be able to see some disco dancers on the lawn. While the 28-foot-tall milk can in LoHi might be the most well know of Little Man's ice cream shops - it's lesser known sister ice cream shop is packed with the same familiar & sometimes quirky flavors and treats. And while the other two little man locations give off wholesome vibes of times gone past, Dang is like the older punk sister, who has quite the edge. Dang offers up 8 different flavors at a time, paired in 4 different machines to come up with the best possible twist combinations. Chocolate, Vanilla, and Vegan Options are always offered & additional flavors rotate monthly. On top of their standard twist cones, they offer up specialty cones & toppings, bomb cyclones, floats, as well as chicken baskets, which were originally added for local students on their lunch break - but they stuck around because they could be some of the best chicken nuggets and tenders in the area.
